A remodel is an incredibly exciting opportunity! It’s a chance to freshen up a loved space, or optimize an already amazing home. You don’t necessarily want to move, but something isn’t quite right in your home and it’s time for a change. Keep reading this month’s Highline blog for 5 tips and tricks before you start your dream remodel!

What is the end goal of your renovation? Are you looking to raise the resale value of your home? Are you looking for more space? Consider what you want to get out of your remodel to make the planning process easier. Many remodel-hopefuls can get lost in the weeds trying to make their house bigger and better without thinking about the end result. Depending on the project (extra room, back deck, updated kitchen) you’ll want to plan your time and budget wisely.

How can you stay on budget? Unexpected costs can occur at any time during the design or build process, and ensuring that these are accounted for in your budget is a great way to keep your project on schedule. Don’t try to introduce new ideas halfway through the process. Sit down with an experienced remodel company to work out a plan ahead of time. Add in a contingency fund for any surprises along the way.

What does the market look like? It’s important to consider factors such as the price for raw materials, labor costs, and demand. For example, lumber is incredibly expensive right now, making the cost of house building and remodelling much higher than normal. Ask around to gauge the demand for labor and specialty materials. If many people across the country are all remodelling at the same time, it might be worth waiting a while until things cool down.

How do you choose the right company? Some construction or design build companies have specialties- small jobs, renovations, new construction, etc. Finding a company that specializes in your specific needs will make sure that your project goes as smoothly as possible. Read project summaries, reviews, and their project history. The right company will make the process that much easier. Asking for references or a portfolio can be a good start.

How long will it take? Whether doing a kitchen remodel or designing a house from scratch, it is important to ask the right questions to your contractor. When can the project begin, how long does each phase take, what could cause delays, etc. Unforeseen obstacles can extend a project’s timeline, so be sure to account for more time than an initial estimate. Try and plan around vacations, the school year, and holidays to minimize the inconvenience.
